Project Background

A development company known as the African Continental Development Corporation (Pty) Ltd has been formed to develop an exclusive,high quality golf estate in one of South Africa's most sought after coastal areas.

The shareholders of the company are the Father and Son Family Trusts in the Malan Group.


There is considerable local support for this project, as it will result in much needed job creation in the immediate area.

Location

The Tsitsikamma Coastal Golf Estate is situated adjacent to the pristine Tsitsikamma National Park on South Africa's famous "Garden Route". This unique National Park stretches for 80km along the scenic southern Cape coast and 5,5km out to sea and was the first Marine National Park to be proclaimed on the African continent. The site, which borders on the northern boundary of the Park, is located directly above the Storms River mouth and enjoys panoramic views of the Indian Ocean, the Storms River gorge and the Tsitsikamma Mountain range. Access to the Estate is from the N2 National Road between Plettenberg Bay and Port Elizabeth.

Site Description

The property is known as the Remainder (47ha), plus Portions 1 (7ha) and 3 (210 ha) of Farm No. 428, Humansdorp District, measuring 264ha (660 acres) in extent. Portions 1 and 3 of the land are now in the process of being transferred into the name of African Continental Development Corporation with the Remainder due in November 2004. To the North of the Property the developers have reached consensus on the purchase agreement of 7,5 ha as a portion of Portion 1 of the Farm 427, district Humansdorp to house all the bulk services feeding the Estate. Many years ago the site was cleared of a Eucalyptus plantation and has been used as a dairy farm in recent years. More than 80 000 alien tress have been felled on the Property since March 2004 in an endeavour to ultimately reach a "clean" indigenous environment.

An existing old dairy shed (now called "Die Stal")  has been renovated and converted into offices complete with the necessary furniture and amenities. The 1:2500 scale model which was previously located in the arrivals hall at the George Airport has now been moved to the site sales office.

Master Plan

The Tsitsikamma Coastal Golf Estate enjoys a magnificent setting, with panoramic views of the ocean and the National Park to the South, the deep Storms River Gorge to the East, tranquil farmland to the West and the magnificent Outeniqua Mountains to the North.

In the master planning of this prestigious golf estate, the primary goal has been to create an apparently seamless link with the adjacent nature reserve. Fingers of rich indigenous bush will flow up the steep valleys and gullies and right into the very core of the Estate; a veritable Garden of Eden with the sound of running water at every turn.

Thus, situated in arguably the most beautiful site to be found along the entire Garden Route, a new community comprising 500 residential sites and 80 luxury apartments will emerge, with a superb 18-hole championship golf course threading its way through the quiet residential villages.

The luxury homes designed around the Outeniqua style will be built by a panel of reputable builders chosen by the developer. Each home must have a minimum floor area of 300m²

The Estate Centre, referred to as "The Oval", is located at the highest point on the site and is linked to the entry gatehouse by means of a sinuous, tree-lined avenue. On arrival, residents and visitors will experience a wide boulevard with thick indigenous forest on either side. As the forest thins, sweeping vistas across the golf course and fresh water lakes open out towards the ocean and the blue-grey Outeniqua Mountains.

Various facilities are located at "The Oval". These include the Golf Clubhouse, a luxury Health Spa and Fitness Centre, a boutique Hotel with 50 garden suites, a Sports Centre with tennis courts, squash courts, a bowling green and a swimming pool. There will also be a 500 sq m convenience shop and a 650 sqm Business Centre.

The two and three storey apartment buildings overlook the 1st, 8th, 9th and 18th golf holes. Perched up on the highest portion of the Estate, the views from these luxurious apartments will be quite spectacular. These will become available once the estate has been established.

The residential sites are grouped into several discreet villages, their boundaries created by the golf course fairways and the natural fall of the site, the valleys and headlands, the river gorges and ridges.

A network of walking, jogging and cycle paths meanders through the site, around the outer perimeter under the canopy of dense forest, along the water-worn ravines and next to the manicured fairways. Several dedicated golf cart paths will enable residents to quickly reach "The Oval" from any part of the site

The 18 hole championship course designed by Golf Data will also feature a short game practice area and a driving range.

Conclusion

The project has already commenced, with the clearing of internal cattle fences and alien trees. The Environmental Impact Assessment (EIA) has being completed for the new land being incorporated into the Estate. The new Record of Decision (ROD) is expected by the end of September 2004.  The installation of the bulk services and infrastructure as well as the construction of the golf course will commence in April 2004. The former will take approximately 1 year to complete while the latter will take two years.

The market response to this prestigious estate has been phenomenal. Buyers can rest assured that they have bought a solid investment that will continue to appreciate in the years to come
